How to Search Granville County Property Records Online

If you want to access property records in Granville County, start with the county's property webpages. To begin your search, follow these steps:

    1. Begin with the Real Estate Search webpage. Individuals can search using the property owner's name, street address, parcel identification number (PIN), or account number. Through this webpage, you will find ownership details, assessed values, acreage, building characteristics, tax history, and parcel information.

    2. Then, you can continue with the Recorder’s Index Search. You can locate recorded documents using information such as the grantor's name, grantee's name, recording date, instrument number, document type, or book and page reference. Available records you may find include deeds, deeds of trust, plats, easements, releases, and liens.

    3. When you are reviewing ownership history, work backward through the chain of title. The grantor’s name shown on the current deed must match the grantee’s name shown on the previous deed. Any break in this chain is a red flag, which may require further title research.

    4. You should also review recorded liens, judgments, restrictive covenants, easements, deeds of trust, and releases that may affect ownership rights or property use. You can locate these records using the Register’s Index portal. Although excise tax stamps shown on a deed may provide an estimate of the consideration reported during a transfer. However, they do not always reflect the property's actual sale price.

    5. Finally, you can verify the property's tax status through the Granville County Tax Administration webpage. Concerning NCGS 105-355, a property tax lien attaches to real estate property on January 1 of each tax year. The lien continues until all taxes, interest, penalties, and related charges are fully paid, in accordance with NCGS 105-362.

    What it does

    Elderly or Disabled Exclusion

Homeowners who are at least 65 years old or permanently disabled may qualify for a property tax exclusion. The program removes the greater of $25,000 or 50% of the appraised value of the permanent residence from taxation. In accordance with NCGS 105-277.1, eligible applicants must meet an income cap ($38,800 for 2026 income) and ownership requirements.

    Circuit Breaker Deferment

A qualified applicant must be at least 65 years of age or permanently disabled as of January to qualify for this exclusion. The gross income of both an applicant and spouse cannot exceed $38,800 under NCGS 105-277.1B. For a homeowner in 2025, taxes are limited to 4% of income if it does not exceed $38,800, or 5% if it exceeds $38,800. Keep in mind that homeowners must have owned and occupied the residence for at least 5 years. Also, you must apply every year for this program.

    Disabled Veteran Exclusion

Qualifying veterans with a total and permanent service-connected disability may receive an exclusion of up to $45,000 from the appraised value of their permanent residence. Also, certain surviving spouses may qualify under NCGS 105-277.1C. There is no age or income requirement for this program. Once approved, reapplication is usually not required unless eligibility changes.

    Present Use Value

This is a property tax deferment program that allows land used for agricultural, wildlife, horticultural, or forest purposes to be taxed based on its current use rather than market value. You can submit a complete application to the Tax Administration Office and can only apply for one relief program.

    Appealing your value

If you believe your property’s assessed value is inaccurate, start with an informal review through the Granville County Tax Administration Office. If the issue is not resolved, you may file a formal appeal with the Granville County Board of Equalization and Review (BOER). If you still disagree with the Board's decision, you may further appeal to the North Carolina Property Tax Commission. Foreclosure and Tax Sales

When property taxes remain unpaid, or a borrower defaults on a real estate loan, foreclosure proceedings may be initiated by the Granville County Tax Administration Office. In Granville County, foreclosures primarily fall into two categories. These include power-of-sale foreclosures and property tax foreclosures.

    Power-of-sale foreclosures

In Granville County, most residential foreclosures are processed through the power-of-sale contained in a deed of trust. Before a foreclosure sale can occur, a hearing is conducted before the Clerk of Superior Court. During the hearing, the Clerk determines whether the lender has met the legal requirements to proceed with the foreclosure. If approved, the property may be sold at a public auction by the local sheriff’s office. The sale is subject to a 10-day upset bid period, during which you may submit a higher bid with the Clerk of Superior Court. After the auction, the successful bidder must make a cash payment of 10% of the bid in accordance with NCGS 45-21.27.

    Property-tax foreclosure

Granville County also forecloses on properties with delinquent taxes. This is done in accordance with NCGS 105-374 or the in rem process under 105-375. Be aware that Granville County does not sell tax-lien certificates. Once the sale is confirmed and the deed is issued, there is no right of redemption.
