    Property Tax in Camden County: Rates, Exemptions, and Appeals

    The assessed value is established by the Tax Department, and the rate is established by the Board of Commissioners, to make up the Camden County tax bill.     Taxes qualifying farm, horticultural, or forest land on its use value rather than market value. Application required.

    First, appeal to the Tax Department for a preliminary review, providing them with similar sales and/or property information. If that doesn't work, seek a ruling from the county Board of Equalization and Review that meets in the spring. The last appeal option is to reach out to the North Carolina Property Tax Commission.     Power-of-sale foreclosure

    Typically, the foreclosure of a home is carried out by the trustee of the deed of trust using a power of sale. A hearing is held in front of the Clerk of Superior Court, and the sale occurs at the Clerk's office in Camden. The winning bid is not final immediately after the auction, as it can be raised further for ten days of "upset bidding" per NCGS 45-21.27.

    Property-tax foreclosure

    If taxes are not paid, the county forecloses the tax lien pursuant to NCGS 105-374 or in rem in accordance with NCGS 105-375.     How to Record a Document

    NCGS Chapter 47 governs the form of any instrument that conveys an interest in real property. The four-step process:

    • Calculate fees. Recording is $26.00 for the first 15 pages plus $4.00 per page after that. A conveyance also owes excise tax of $1.00 per $500 of the sale price, paid by the seller.

    • Submit in person at 117 N. NC Hwy 343 between 8:00 a.m. and 4:30 p.m., by mail to P.O. Box 64, or by e-recording. Original surveys needing a review and officer’s approval cannot be e-recorded.

    • Once recorded, the original is returned to the filer, and the digital image posts to the online index within a short processing window.
