Caswell County, NC Property Records: Search Deeds, Owners, Tax Records, and Maps
Caswell County property records are kept in the government complex at 139 East Church Street in Yanceyville. The Register of Deeds is located in the lower level of the county courthouse, and the Tax and GIS Department is found in the same building. They both give copies pursuant to the North Carolina Public Records Law. The county was established in 1777 from Orange County and includes 428 square miles of Piedmont farmland on the border of Virginia.
The homes in this area are some of the lowest priced in the area and might be on the market for longer than the usual 30-56 days. The stock blends Yanceyville's historic homes with farmhouses, brick ranches, and manufactured homes on tobacco country land. The county that produced bright-leaf tobacco for the first time in 1839 has many residents who commute to Danville, Greensboro, and Burlington, and farming and timber continue to provide the backbone of the land.
Recent records display the factors that affect the local real estate market, including the median home value of {median_home_value}, the median rent of {median_rent}, the median household income of {median_household_income}, and the median real estate tax rate of {median_real_est_tax} serving as a percentage of the assessed value of the real estate.
How to Look Up Caswell County Property Records
Two free county resources address nearly all of the property questions. Recorded documents such as deeds, deeds of trust, and maps are available in the Register of Deeds online search. Ownership, values, parcel mapping, and bills are all handled by the Tax and GIS Department, and there is an online payment portal available from the county's government page.

Who Keeps Caswell County Property Records
North Carolina property records are county-based, and under NCGS Chapter 132, they are accessible to the public. A few offices are responsible for the duties in Caswell County:
Deeds, deeds of trust, maps, and liens are kept downstairs in the courthouse by the Caswell County Register of Deeds. Note that the office is unable to search titles or provide legal advice, which is prohibited under state law.
The Caswell County Tax and GIS Department combines valuation, collection, and parcel mapping in one office, led by a Tax Director. It also collects for the Town of Yanceyville under contract.
The Caswell County Clerk of Superior Court oversees foreclosure hearings and estate files. Deeds of trust are recorded with the Register of Deeds, but power-of-sale foreclosures run through this office.
How to Search Caswell County Property Records Online
A comprehensive search typically involves two or three county resources used in this order:
Contact the Tax and GIS Department to verify the parcel, the property owner, and the assessed value, using the county's mapping tools or by calling the address.
Take the owner’s name to the Register of Deeds search. Perform deeds and deeds of trust searches by using the search by grantor or grantee, document type, recording date, or book and page option.
Verify the ownership of the last deed. Then, reverse-check the deeds to see if the grantor of the deed immediately preceding them is the same person as the grantee of the deed in question. Indicate any missing link in the chain of title.
Run the same index for active liens, deeds of trust, and restrictive covenants.
The excise tax stamp in a deed also will give you an approximate value on the last time the property was sold.
Finish with the Tax and GIS Department to confirm the tax status. A county tax lien attaches to the property on January 1 and stays until the bill is paid in full.
Register of Deeds: Deeds, Deeds of Trust, and Plats
The Register of Deeds, led by an elected official, is the recording authority for every township in the county. North Carolina uses deeds of trust rather than mortgages, so that is the security instrument you will see on most financed purchases.
The following types of documents are recorded:
Warranty deeds, special warranty deeds, and quitclaim deeds
The deeds of trust, cancellations, assignments, modifications, mechanic's liens, state and federal tax liens, and judgment liens
Maps and plats, and powers of attorney
Military discharges and notary commissions are non-verbal
The place is consistent with the archive. The 1861 courthouse, designed by William Percival, sits on top of the Courthouse Square in Yanceyville, and today's records are housed in the government complex's modern courthouse.

Tax Assessor: Ownership, Values, and Parcel Data
The Tax and GIS Department appraises the value of all parcels in the county. A reappraisal is required by the laws of North Carolina at least every eight years. Caswell County's most recent revaluation came into effect on January 1, 2024, so values on the books represent a recent market.

Property Tax in Caswell County: Rates, Exemptions, and Appeals
The assessed value, determined by the Tax and GIS Department, and the rate adopted by the Board of Commissioners each year make up a Caswell County tax bill. To find out how much is owed, multiply the two together. The rates were reset with the 2024 revaluation, so be sure to check them against the NCDOR tables or the Tax Office. The town also charges a town rate, which is published by the town and set at 30 cents per $100.
Homestead and relief programs
North Carolina offers three statutory relief programs, and an owner may take only one. Each is filed with the county on Form AV-9 by June 1.
Program | What it does |
|---|---|
Elderly or Disabled Exclusion | Excludes the greater of $25,000 or 50% of appraised value. Age 65+ or totally and permanently disabled, with an income cap, per NCGS 105-277.1. |
Circuit Breaker Deferment | Caps tax at 4% or 5% of income for owners who have lived in the home 5+ years. Deferred tax becomes a lien, per NCGS 105-277.1B. |
Disabled Veteran Exclusion | Excludes $45,000 of appraised value for a 100% service-connected disabled veteran or surviving spouse. No income limit, per NCGS 105-277.1C. |
Present-Use Value | Taxes qualifying farm, horticultural, or forest land on its use value rather than market value. |
Appealing your value
First, review in an informal meeting with the Tax and GIS Department, providing similar sales or corrected property information. Then, appeal to the county Board of Equalization and Review (BE&R), which meets in the spring. An additional appeal is to the North Carolina Property Tax Commission. This is because market changes from the valuation date in January cannot be taken into account.
GIS Maps and Parcel Viewer
GIS in the Caswell County Tax and GIS Department is housed in the Tax and GIS Department, where the parcel mapping is also held. The state operates NC OneMap for data that spans county and state boundaries, and the state has a flood mapping program that encompasses the Dan River tributaries.

Base layers for roads, streams, and townships

Tax maps of parcels are drawn for tax purposes only. Always check before acting on a parcel map with a licensed survey and the recorded deeds and plats.
Foreclosure and Tax Sales
North Carolina handles foreclosure differently from many states, and two paths matter for property research.
Power-of-sale foreclosure
Most home foreclosures are conducted under a power of sale procedure and administered by the trustee of the deed of trust. The hearing is at the Clerk of Superior Court in Yanceyville, and the sale is at the courthouse in Yanceyville. NCGS 45-21.27 provides that the winning bid is not final immediately after the auction but instead may be upset bid upon during 10 days following the auction.
Property-tax foreclosure
The county relieves itself of the tax lien by foreclosing the lien through the courts pursuant to NCGS 105-374 or in rem pursuant to NCGS 105-375. Tax liens are never sold in North Carolina, nor does a taxpayer have the right of redemption after the sale has been confirmed. At the sale, which is also upset-bid subject, buyers bid on the property itself.
Costs to Access Property Records

How to Record a Document
Chapter 47 of the North Carolina General Statutes contains the rules regarding the form of any instrument that embodies an interest in real property. The four-step process:
Ensure that the document complies with North Carolina formatting requirements: include the preparer's name at the top of the first page of a deed or deed of trust, legible margins of the document, and original signatures and notary acknowledgment.
Calculate fees. The deed is $26.00 for the first 15 pages, and a deed of trust is $64.00 for the first 35 pages. A conveyance is also liable for $1.00 per $500 in excise tax.
Hand-deliver in the lobby downstairs at 139 E. Church Street, or mail to P.O. Box 98. Please email the office to discuss electronic recording before submitting.
Once recorded, the original file is sent back to the filer, and the digital image is put up on the online search after a short processing time.
